We are pleased to inform you that Neighbourhood Watch programme has been set up in Marlfield.
Neighbourhood Watch is a scheme aimed at reducing crime and antisocial behaviour. It is run by volunteers to help make local areas safer by observing and reporting suspicious activities. To learn more about the scheme please visit the Garda or Citizen Information websites.
All residents are invited to participate in this programme. In fact, the more people involved – the more successful the scheme. Being involved in NW means simply to be vigilant, to record descriptions of suspicious individuals and vehicles and to report suspicious activities. It requires just a little time and effort and costs nothing, but can significantly improve our neighbourhood.
We also need residents representing each area (street) in Marlfield to join the NW committee. Committee meets periodically with Gardai to exchange information on crime and related issues affecting the quality of life in the area and keeps local residents up-to-date with crime prevention advice.
NW committee has set up an email address marlfieldNW@gmail.com to which all NW issues should be directed.
We would like to say thank you to residents already involved in NW in Marlfied and to Tallaght Gardai for attending yesterday’s meeting.

Just a quick update from Qualitas on works being carried out in the estate:
1. Painting
Works commenced on Monday 12th of March and are due to be completed in around Wednesday 28th (weather dependent). The areas all the way around the steps and upper terrace, along with around the front door entrances on the lower dwelling of the duplexes will be covered.
2. Tiling
Works commenced week beginning 19th of March and will go on for a number of weeks, it is difficult to give a timeframe on this due to the logistical issues and the fact that it again is weather dependent.

Happy New Year everybody!
The beginning of the year is a good time to summarize the last 365 days and to think about the forthcoming ones.
2011 was a significant year for Marlfield bringing changes in directors and managing agent. It was a difficult year as well. From the previous agent we inherited an estate in debt and desperately needing repair. We had to to tackle debtors and find money in the budget to pay for neccessary repairs and to add to this we had a non-existing sinking fund. We also had to deal with antisocial tenants and theft of lead flashings thorought the estate. However, we managed to get a lot of things done, which we think in comparison with previous years is remarkable. What do you think?
See what happened in 2011:
- Change of managing agent bringing us huge savings in budget and better control over affairs of the estate.
- Change of directors. For the first time we have residents being directors of the managmenet company.
- Cleaning of the gutters thorought the estate. Apartments, duplexes and houses’ gutters were cleaned for the first time in the history of the estate.
- Reinstalling stolen lead flashings throughout the estate.
- Fixing brickwork & plasterwork throughout the estate.
- Fixing tiled duplexes steps (still on-going) and power washing concrete steps.
- Fixing fire emergency lights in apartment blocks (neglected in previous years).
- Fixing leaks, apartment doors and other minor issues which were outstanding for last couple of years.
- Improving communication with residents by means of leaflets and Facebook.
Now, what are the plans for 2012:
- As members of Residents Association became directors, it means we don’t have proper Residents Association anymore. We need more residents to join and we really, really need you. Please get involved and help to share the workload. It will be for the benefit of the estate and all of us living here.
- Repair works of tiled duplex steps to be finished.
- Arranging a meeting with local community Garda and establishing Neighbourghood Watch network to prevent antisocial behavior.
- Discussing clamping as a tool for collecting outstanding management fees.

Please note that all repairs & painting depends on the state of finances ie service charges paid by residents. We know times are tough but the estate cannot afford non-paying residents and you can read why here.
Once again we encourage you to get involved in Residents Association and we hope that this year will bring us more positive changes in Marlfield.

As some of the residents may have noticed works on stairs, lead flashings, plaster & brickwork have commenced in the estate last week. The schedule of works is as follows:
09/11 – 11/11: Preparation of step areas prior to works. This allows for removal of plaster where required, removal of loose bricks and tiles.
14/11 – 18/11: Application of new flashing to porch canopies and along steps areas. This also allows for application of stop beads and sealant where required.
21/11 – 25/11: Application of plaster around flashing on steps, plaster repairs to front walls of steps (ie; decorative plaster). Start of repairs to brick work.
28/11 – 02/12: Repairs to brickwork throughout estate, painting of repairs to plasterwork.
05/12 – 09/12: Start tiling repairs
12/12 – 16/12: Complete tiling repairs
19/12 – 23/12: Sealing of tiles and bricks, carrying out any snags that may arise.
Please bear in mind that the above schedule is subject to change as the works are weather dependant.

Qualitas advise that the gutter cleaning company (Extraguard) were unable to access some of the gutters at the rear of the properties. In order to get gutters cleaned at the back of your unit, please contact Qualitas to arrange a suitable time. The cleaning is due to be completed by the end of next week (all works are weather permitting).
